Pryor Cashman Partner Paul Proulx, a member of the firm’s Real Estate Group, was quoted in a The Real Deal article about the Fort Hamilton Mews project at 9305 Fifth Avenue in Bay Ridge and the role that New York City’s forthcoming Affordable Housing Fast Track program played in negotiations over the development.

In the article, “Policy Pro: Bay Ridge Project Secures Unlikely Council Backing,” Paul, who represents developer BWH Group, explained that the timing of the fast-track program gave the development team “a tremendous amount of leverage” to move the project forward:

“We were happy to make the changes that we made to accommodate her vision of the neighborhood and her constituents’ concerns. We did so to expedite the development process, so we'll be able to put a shovel in the ground much sooner by having reached a mutually agreeable settlement.”

The City Council’s zoning and land use committees approved the rezoning for an 11-story building with 292 apartments, including 88 permanently affordable units. BWH Group also agreed to design changes and community-focused commitments, including a six-story setback, family-sized apartments, coordination on ground-floor retail, and maintenance of a nearby plaza and memorial. The modified application will be returned to the City Planning Commission before a final Council vote.
