Barry Landsman is co-chair of Pryor Cashman’s Residential Real Estate Practice and a member of the Real Estate Group, where he represents clients in high-end residential transactions, including sales, purchases, and leases of properties throughout the United States and abroad.
Drawing on more than 25 years of experience with acquisitions, dispositions, financing, leasing, zoning and related matters, Barry helps his clients navigate the full spectrum of legal issues that arise over the course of all types of residential real estate transactions.
Luxury and High-End Residential Real Estate
Known for his discreet handling of high-end and ultra-high-end residential deals, Barry is counsel to real estate’s most influential stakeholders. He has successfully closed domestic and international transactions valued in the billions of dollars for celebrities, professional athletes, top fashion designers, leaders of the global finance and business communities, real estate executives, brokers, contractors, architects, developers and other well-known public figures.
Barry has handled some of the most significant residential sales and leasing transactions in New York City, the Hamptons, California, Florida, Montana and Nevada as well as overseas transactions in South America, Italy and France, including:
- The purchase of a $75 million residential condominium in Midtown Manhattan
- The purchase of a $57 million dollar oceanfront estate in the Hamptons, Long Island
- The purchase of a $22 million oceanfront estate in Los Angeles, California
- A $600,000/year lease for a residential home in Los Angeles, California
- A $3 million/year lease for a residential property in Manhattan
- The construction/architect agreements for a $10 million interior renovation of a Manhattan apartment
- An estate disposition involving the sale of 20 residential properties in Long Island, New York
Whether it be the sale or purchase of a private home, new construction or an established condominium or cooperative, Barry routinely advises on purchase and sale contracts, construction matters, offering plans, alteration agreements, along with internal board issues ranging from shareholder complaints to governing bylaws and fiduciary obligations. His experience also extends to estate sales and transfers, sponsor unit sales, tax, corporate and marital/divorce planning, including LLC formation and 1031 exchanges.
Studio and Tour Leasing Expertise
Barry’s clients also include international recording artists, for whom he negotiates domestic and foreign touring and studio leases. For these cases, he conducts expedient and extensive due diligence, ensuring each space is tailored to the performer’s unique needs and specifications.
